Building History
This three story building is located on one of the city's most traveled intersections, sitting on 9th and Main Street. The building, designed by John A. Hasecoster, was built in 1880 and was originally occupied by John E. Pelz's tailor shop. By 1900, it served as a drug store and eventually became Readmore Books. Originally, the upper floors were meant to house young, working men. The building has has numerous looks over the years.

How was the Readmore project funded?
This project was funded through Earlham College's Revitalize Richmond. With visions of a vibrant, active community at the forefront, Earlham College was awarded a $25 million grant from Lilly Endowment Inc's College and Community Collaboration initiative. Supported by an additional $83 million from Earlham's community partners, this represents an investment of more than $100 million in our hometown. To learn more about Revitalize Richmond, click here.
RNR took this project over in November 2024. Since that date all funds for this project have been provided through the grant. This investment included all new mechanical work, the development of 4 modern apartments, a completed white-box of the store front, new windows, new roof and a much wider and safer staircase.
What happens next with the building?
Revitalize Richmond and RNR determined prior to the project's start that the building must be donated to another nonprofit that will manage the store front and apartment leases. That nonprofit will make their own announcement when they are ready!
How much will the apartments rent for and when will they be ready?
The next owner will be responsible for setting the rent price although they were built to be market-rate apartments. The new owner will also be announcing when the apartments are for rent!
What project is RNR doing next?
Through Revitalize Richmond we are required to do at least 3 more projects on Main Street! We are busy identifying those projects and hope to make our next announcement soon! RNR is still busy on North 12th Street with our Dulin House project. Our goal is to keep moving residential properties along with still renovating downtown!
